LEGAL NOTICE
(Publish Anaheim Gazette, September 10, 1959)
SECTIONS R3-1 DESCRIPTION AND PURPOSE.
This Zone is intended to provide for the development of multifamily dwelling, apartment houses, group houses and other similar buildings.
R3-1 PERMITTED BUILDINGS AND UES.
Only the following buildings structures and uses are permitted in the R3 Zone. No buildings or structures shall be erected structurally altered or enlarged or land used, except for the following purposes:
And the R3 Zone subject to the restrictions and requirements of such Zones except that the R3 building setback provisions shall govern the building setback line.
Apartment houses.
Group dwelling.
Multiple dwelling units.
R3-1 MINIMUM SPACE BETWEEN STRUCTURES.
The minimum space between the exterior walls of main buildings shall be followed:
Buildings end to and ten (10) feet.
No entitlement from the space between the building area.
Buildings rear to and front to end — Fifteen (15) feet between buildings.
Buildings front to rear or rear to front — twenty (20) feet.
Buildings front to front, where arranged around an open court — minimum distance between buildings twenty-five (25) feet. Where no alterations driveways which are provided for shall not be within an open court requirement.
R3-4 ACCESSORY BUILDINGS AND USES.
Accessory buildings and uses shall be permitted only to the extent necessary and normal to the limited types of use permitted in this Zone. Accessory buildings and structures are permitted in the rear yard. All accessory buildings which are not a part of the main building shall be separated from the main building by at least ten (10) feet.
R3-5 LOT AREA AND DIMENSIONS.
Lots of record on the effective date of this Ordinance, whose area or dimensions are less than those required in this Zone, may be occupied by users permitted subject to all other restrictions and requirements which the size of the lot makes it possible than fifteen (15) feet from the center line of such abutting alley. The engrasses and agree to any such garage or building intended to house any motor vehicle, shall be from such abutting alley only, and not from the street.
R3-11 SIGNS.
Only the following signs shall be permitted in an R3 Zone:
A. One unlighted sign not exceeding six (6) square feet in area pertaining only to the sale, lease or hire of the particular building, property or premises upon which it is displayed.
B. One unlighted sign not exceeding four (4) inches by sixteen (16) inches, containing only the name and occupation of the occupant of the premises.
C. One lighted or unlighted non-flashing sign for each housing development not to exceed twenty (20) square feet in area, or five (5) feet in any dimension, and containing no advertising matter except the name and street address of the housing development.
D. All signs shall be attached to and parallel to the building.
R3-12 GARAGES AND QUEST PARKING.
A. For all R3 uses the minimum off-street parking requirements shall be one and one-quarter (1/4) spaces per dwelling unit in a garage.
B. Every lot or parcel of land used as a guest or private parking area shall be developed and maintained in the following manner:
1. Surface of parking area
Off-street parking areas shall be paved or otherwise surfaced and maintained so as to eliminate dust or mud and shall be so graded and drained as to dispose of all surface water.
2. Border barricades
Every parking area that is not separated by a wall from another area shall be provided with a suitable concrete asphalt or timber barrier not less than six (6) inches in height. No portion of such barrier shall be closer to the sidewalk line or the required yard line than thirty-six (36) inches. Such barrier shall be installed and maintained, but no such barrier shall be required across any driveway or entrance to the parking area.
3. LIGHTS.
Any lights provided to illuminate such parking areas shall be so arranged as to reflect the light away from any adjoining residential premises.
R3-13 STREET DEDICATION AND IMPROVEMENTS REQUIRED.

R3-5 LOT AREA AND DIMENSIONS.
Lots of record on the effective date of this Ordinance, whose area or dimensions are less than those required in this Zone, may be occupied by uses permitted subject to all other restrictions and requirements which the lot makes it possible to comply with.
A. LOT AREA.
The minimum lot area shall be: Seventy-four hundred (7400) square feet, except for corner lots which shall be Eight thousand (8,000) square feet.
B. LOT DIMENSIONS.
The minimum lot dimensions shall be:
Minimum width: Seventy-two (72) feet, for interior lots and Eighty (80) feet for corner lots.
C. MINIMUM LOT AREA PER DWELLING UNIT.
The minimum lot area per dwelling unit shall be: Twelve hundred (1,200) square feet.
R3-6 BUILDING OR STRUCTURAL HEIGHT LIMITATION.
The maximum buildable or structural main building shall be two and one-half (2½) stories, or thirty-five (5) stories, whichever is the lesser, and one (1) story for accessory buildings. A conditional use permit is required for any height in excess of the above. Where an R3 Zone abuts upon an RA, RO, or R1 Zone, the structural height of any building erected on such abutting or adjacent lot shall be limited to the maximum distance of One hundred Pity (150) feet from the R3 Zone boundary inclusive of streets and alleys.
R3-7 MINIMUM FLOOR AREA OF DWELLING UNIT.
In multiple-family dwelling residences and in apartment houses the minimum floor area per dwelling unit shall be:
Bachelor two-room apartment—Seven hundred (700) square feet, including bath and kitchen areas, plus a minimum of one hundred (100) square feet for each additional room.
Baths and kitchens are not counted as rooms.
R3-8 YARD REGULATIONS.
A. FRONT YARD.
1. Each lot in the R3 Zone shall have a front yard extending, except for access drives and walkways across the full width of the subject property of a depth not less than fifteen (15) feet and in the case of a corner lot, also a yard of not less than fifteen (15) feet in width, along the abutting side street For cul de sac, see Section 2 below; for curving or irregular street lines, see Section 3 below; said front yards shall be grassed or landscaped and permanently maintained.
2. The right and left hand lots entering the cut line from the straight portion of the street, shall have a building setback line parallel to the straight portion of the street and the same distance from the street as that required of the adjoining lots on the straight portion of the street. The other lots on the cul de sac shall have a building setback line fifteen (15) feet from parallel with the front property line of such lots.
3. The building setback line on lots having a curving or irregular front property line shall be a line paralleled to and the required distance from the front property line otherwise determined by this Ordinance.
4. There shall be no structures located in a required front yard or in provided with a suitable concrete, asphalt or timber barrier not less than six (6) inches in height. No portion of such barrier shall be closer to the sidewalk line or the required yard line than thirty-six (36) inches. Such barrier shall be securely installed and maintained, but no such barrier shall be across city driveway or entrance to the parking area.
3. LIGHTS.
Any lights provided to illuminate such parking areas shall be so arranged as to reflect the light away from any adjoining residential premises.
R3-13 STREET DEDICATION AND IMPROVEMENTS REQUIRED.
Anticobtating will still allow City generally due to the increase in vehicular traffic, including trucking, increase in pedestrian traffic, increased noise, and other activities associated with the City's development and growth. The following dedications and improvements are deemed to be necessary to prevent congestion and the other hazards that are related to the intensified use of land that requires both met or compiled with before any building shall finally approved and accepted for use and occupancy.
A. All required streets and alleys, both local and highways, which abut the subject property shall be dedicated to the full width required by the City on the side of the street, highway or alley abutting such property.
B. All street signs shall have either been installed or a performance bond in a reasonable amount to be determined by the Engineer, with Sureties to be approved by the City Attorney, shall have been filled with City Clerk, or in a like amount shall have been deposited with the Department of Finance to be placed in the General Fund. Said improvements must meet QC standards and should include curb, gutter, sidewalk, street and alley paving, street trees, street signs, light streets, and all required utilities.

Instituted by the City Planning Commission to consider the property weetery of the proposed elementary school site at the southwest corner of Santa Ana and Walnut Street for a depth of 320 feet which would require a waiver of the Anaheim Municipal Code Section 9200.11 if proposed that such a waiver be considered proposing as the allowable uses in this area:
1. Any use permitted in the "C-2" Zone.
2. Wholesale business, storage buildings and warehouse.

5. All painting, sanding and baking shall be contained in a building provided with a suitable concrete, asphalt or timber barrier not less than six (6) inches in height. No portion of such barrier shall be closer to the sidewalk line or the required yard line than thirty-six (36) inches. Such barrier shall be securely installed and maintained, but no such barrier shall be across city driveway or entrance to the parking area.
3. LIGHTS.
Any lights provided to illuminate such parking areas shall be so arranged as to reflect the light away from any adjoining residential premises.
R3-13 STREET DEDICATION AND IMPROVEMENTS REQUIRED.
Anticobtating will still allow City generally due to the increase in vehicular traffic, including trucking, increase in pedestrian traffic, increased noise, and other activities associated with the City's development and growth. The following dedications and improvements are deemed to be necessary to prevent congestion and the other hazards that are related to the intensified use of land that requires both met or compiled with before any building shall finally approved and accepted for use and occupancy.
A. All required streets and alleys, both local and highways, which abut the subject property shall be dedicated to the full width required by the City on the side of the street, highway or alley abutting such property.
B. All street signs shall have either been installed or curbed, gutter, sidewalk, street and alley paving, street trees, street signs, light streets, and all required utilities.

tering the cul de sac from the straight portion of the street, shall have a building setback line parallel to the straight portion of the street and the same distance from the street as that required of the adjoining lots on the straight portion of the street. The other lot or the cul de sac shall have a building setback line fifteen (15) feet from and parallel with the front property line of such lots.
3. The building setback line on lots having a curving or irregular front property line shall be a line parallel to and the required distance from the front property line as otherwise determined by this Ordinance.
4. There shall be no structures located in a required front yard or in a required side yard, abutting a street.
B. SIDE YARD.
There shall be a side yard on each side of a lot extending from the front yard to the rear yard not less than seven and one-half (7½) feet in width except in the case of a corner lot, as herein before provided. See Section R3-4 for permitted accessory buildings.
C. REAR YARD.
Each lot shall have a rear yard access area extending the full width of the lot of a depth of not less than twenty-five (25) feet.
Where an alley exists, the provisions of Section 9200, R3-10 shall apply.
D. OVERHANG AND FIREPLACES.
The minimum setback requirements for front, side, rear yards shall apply in all cases, except that eaves up to three and one-half (8½) feet and fireplaces up to twenty-four (24) inches may extend into the front, side, or rear yard areas.
E. COVERAGE.
The maximum coverage of the lot by all structures shall not exceed sixty per cent (60%) of the lot area; provided, there shall be semi-enclosed patio structure which is not used for bedroom purposes shall not be counted as a structure in ascertainment coverage, nor shall swimming pools be counted.
R3-9 FENCES AND WALLS
When abutting a single-family residential zone, or an alley which abuts a single-family residential zone, except for access drives or walks, and buildings, there shall be a solid fence nor more than six (6) feet in height erected and immediately adjacent to the abutting property line which is the zone boundary.
Such wall shall be erected by the developer of the R-3 Area. Where such a zone boundary is a side property line, the wall shall be reduced in height to three (3) feet within the front yard set back area for the abutting residential zone.
R3-10 ACCESS
When a lot abuts upon an existing or proposed alley, all garages or buildings shall be located not less instructed by the city council to consider the property westward school site at the southwest corner of Santa Ana and Walnut Streets for a depth of 320 feet which would require a waiver per the Anaheim Municipal Code Section 9200.11. Carpenters, Women Set Annual Picnic
The Ladies' Auxiliary 759 to the Anaheim Carpenters Union will hold their annual picnic in conjunction with the Men's Barbeque supper at La Palma Park this Saturday from 2 to 5 p.m.
More than 2000 invitations have been sent out to members and their families for the event. Games and prizes will be provided for the children.
