The conference-séminar, attended by Anaheim realtors Frances Eacka, Vera Oster and Thelma Regan, was called to consider possible solutions to the new valuation problems that are being created by changing social, economic and political conditions. The seminar, presided over by Farrell F. Wallet, president of the Southern California M. A. I. chapter, attracted leading real estate brokers, appraisers, and builders from Arizona, Utah, Colorado and Hawaii. Albert Dibbell, president of the Los Angeles realty board, delivered the welcome address following a luncheon yesterday at noon when the guests were introduced by Lawrence Sando, M. A. I. conference chairman. Housing Program Needs Leadership Commission Told RIVERSIDE (LA)—More leadership in housing is needed at the state level, the state commission on housing was told Thursday in a meeting at the Mission inn. The meeting brought together 129 planning, building, health, fire and administrative officials of five counties as well as cities within those subdivision. Counties represented were Riverside, San Bernardino, Orange, Imperial and San Diego. Tyler, Suess, Riverside county planning director, said: “There is a need for more leadership at the state level to get county wide and region wide enforcement of the state housing act. We vitally need an organization at the state level to coordinate planning activities in the state. It should cover uniform enforcement of building and zoning regulations also.” Trailer houses, in both trailer parks and back yards, were discussed by several speakers. C. W. Donbhue, Orange county building inspector, said that county is attempting to control back yard trailers through its zoning ordinance. “Our zoning ordinance, which has helped solve the back yard trailer problem, requires any structure used for living purposes to be a permanent structure fixed in one location,” he said. Fred E. Wagner, Chula Vista city planner, led a discussion of city planning commissions and their problems. A recently formed San Diego county planning council... Converted Porch Solved Need for Extra Room in Avon Carlson Home BY JOAN S. WHITE Need more room in your house? Take a look at the porch. If you treat it right, this potential living space will solve your need for an extra room. The Avon Carlson at 614 S. Citron St. have found that the conversion simply calls for basic skill with hammer and saw. Technical problems that arise can be solved with the help of local lumber companies and the city building inspector. PROJECT START Carlson's project started last summer when their two bedroom house threatened to burst at the seams under the excess energies of two lively boys aged 6 and 11. Then too, Avon Carlson who teaches agriculture at the high school felt the need of a quiet corner in which to study and to counsel his students. Mrs. Carlson onged for a fireplace and more room to entertain family friends. Possibilities of expansion seemed so narrow down to the long back porch which was already roofted and enclosed on two sides by the house. Not sure of just where and how to begin, Carlson went to the office of the Anaheim building inspector for specifications and then to the Taylor Lumber Co. for advice on suitable building materials. Both agencies helped him every step of the way and enabled him to do the whole job himself with the exception of the fireplace. MULTI-PURPOSE ROOM The over-all measurements of the newly completed room are 9½x22½ feet. It is a multi-purpose room, a streamlined version of the den. The room blends beautifully with the rest of the house. It is connected with kitchen and livingroom by open doorways and separated from these two rooms by two picture windows which without their frames and glass have become room-dividing planters. This gives the main part of the house a free and easy open plan that is not only convenient but economical as well. The window frames were used on the outer walls of the new room and the discarded doors were utilized in the two outside entrances which link the room with the garden. And the floor furnace in the living room is able to circulate heat to the farthest corners of the new room very satisfactorily. One of the first problems encountered was the closing off of the bathroom window. The building code stipulated that a bathroom must have at least one outside window; it can open on to a porch not to an enclosed room. The difficulty was converted into an asset when the bathroom fixtures were recarranged to make room for a new window. Now the bathroom features a lovely corner pullman lavatory as well as a built-in dressing table, two additions the Carlson's had wanted for some time. DESK ALOOVE The only actual exterior architectural change in the 1160 square foot house was the extension of the porch about 18 inches on one end to allow for a recessed book case and a sort of desk alcove. The flagstone fireplace is in the center of the outside wall, handsomely surrounded with combed plywood. Asphalt tile was laid right over the cement floor, the easiest part of the whole undertaking according to Carlson. The stucco wall which had been part of the exterior of the house was made smooth by removing the plaster down to the studs. The studs were covered with sheet rock and then wallpaper was applied to this smooth surface. Although the room had to be done piecemeal in spare time during the past year, the Carlson's are enthusiastic about every aspect of their project. As they put on the final touches of paint and paper in warm tones of brown with touches of green and yellow and furnish it informally for comfort, they find that the room invites all the activities that had previously made the house seem so congested. 'Biotrone' Used To Balance Life Of Pests, Enemies A greenhouse which automatically controls its own temperature, humidity and—to some extent—solar radiation has been placed in operation at the University of California's citrus experiment station in Riverside. The structure, first of its kind to be constructed, has been named the "biotrone," for "balance of life," according to C. P. Clausen, chairman of the university's department of biological control. It will permit station entomologists to study the effect of various climatic and cultural conditions on the continual struggle between orchard pests and their natural enemies. If a satisfactory balance between harmful insects and their enemies can be maintained in citrus or avocado orchards, much of the growers' expensive insecticide program can be eliminated. The various factors affecting the balance are so inter-related, however, that they cannot be studied separately in the field. Clausen explains. Therefore they will be studied individually under controlled conditions in the specially constructed biotrone. The biotrone is an insect-proof glass house equipped with automatically controlled heating and cooling units.
