If you could write me some time when you have a few moments on your hands, and nothing to do, it that time ever comes, with any advice you can give me in the matter, I shall be very much obliged, and hoping that I shall have the pleasure of meeting you some time, and perhaps become a resident of your locality, believe me. B—— The Plain Dealer, repleid in this fashion; My dear Mr. —— Referring to your very interesting letter of the 23rd in which you state you will be moving to California Jan. I and that you have been favorably impressed with the Anaheim district; I take pleasure in being the first to extend a welcome to you with the confidence that investigation will determine you to locate in Anaheim. I am told by traveling men that Orange-co, is now the most prosperous spot in the United States. Anaheim is certainly the livest city of its size, population about 6000, in the entire country, being the trading center for the richer, northern half of the county... I think I told you in a previous letter that the people of Orange-co enjoy the distinction of having the highest per capita wealth of any county in the country. With an area of about 700 square miles and population of about 50,000, the assessed valuation this year will exceed $100,000,000. Production of the county last year totalled more than $65,000,000 compared with $50,000,-000 the preceding year. The county has about 275 miles of paved roads, most of which are broad, asphaltum boulevards, affording easy access to the seashore in one direction and the mountain resorts with their trout lakes and streams in the other. A large section of the So. California oilfields lie in northern Orange-co The daily output now is around 75,-000. Anaheim is much interested in what is expected to prove a large expansion of these oilfields thru the location of the Chapman 4000-barrel gusher in what was formerly considered wild set territory. Within the has started the foundation for a $30,-000 apartment house which by the way might solve your city housing problems, at least until you could look around or build the kind of house you desired, since houses to buy or rent are almost unobtainable; the German Methodist church is to make some extensive improvements at an early date; a new grammar school will be built this year; Mr. Theodore Roberts will put up a fine business block; The Anaheim Elks lodge will erect a $45,000 clubhouse, and there are numerous other improvements already started or contemplated for this year. A still further criterion of our prosperity is the fact that Anaheim has representatives of practically all the leading makes of automobiles and a number of tractors. One Anaheim auto agency has been selling more than $20,000 worth of automobiles each month for the last three months. One Anaheim tractor agency has sold as high as 25 tractors within a month, making it the leading tractor agency in California. I believe I could go on for several pages more with reasons for the desirability of Anaheim as the one place in California for you to locate, but I will save more for the next time, if you are still interested. I would be pleased to know when you are actually in the market for an orange grove and I will place your name with some reliable realty dealers. I will add that I think you cannot go wrong if you purchase a good orange grove, well situated. It is not at all unusual for growers to receive from $5000 to $9000 from a ten acre grove, larger groves of course in proportion. Orange and lemon growing, with the aid of the modern orchard tractor, is certainly a gentleman's game. I don't believe there is any similar outdoor activity that neets such splendid results with the same amount of work. I think you are wise in waiting to be on the ground before making the purchase of a grove. It would be difficult to obtain options for longer than 30 or 60 days and then usually some money must be put up, because of the steady advance in the value of these ranches. Referring to the fact that you were impressed with the air of prosperity you observed at Anaheim: Anaheim packing houses this year will return $2,000,000 to citrus fruit growers compared with $1,000,000 last year and $350,000 two years ago. In the way of new improvements: The Anaheim Orange and Lemon Assn. has just completed a new $45,000 packing house; the Anaheim Methodist church starts next month on a $50,000 church; Mr. Vic LaMont "If It's From Witman's, It's Good" EX H. Again assuring you of a welcome to Anaheim, should you decide to locate here, and expressing the keen desire that you do, believe me, Sincerely, PAUL V. HESTER, Editor The Plain Dealer P.S. I almost forgot to refer to a most important point mention-ed in one of your queries. Anaheim was not bothered by cold weather last winter. Anaheim is so located between the mild air currents from off the ocean 16 miles away, and the mountain canyons that it has been very properly labelled the Frostless Belt. While other citrus growing districts have to use smudge pots all winter long, and suffer severe losses every other winter or so, as last winter, Anaheim is untouched, does not have a single smudge pot and saves on smudging the cost of the care of a ranch. Investigation will prove this to be correct.
