HOMES WORTH SEEING
Recipe for Appeal
By BARBARA HOLMES (Reprinted from L. A. Examiner)
Take an old-established building firm, add a determination by that firm to provide quality-plus for the average buyer, then top all off with thoughtful financing—and you have the recipe for a most successful group of new dwellings in West Anaheim.
They're called Lincoln Park Mutual Homes, and that "mutual" has a special meaning we'll explain a bit later.
Builder is George M. Holstein and Sons, longtime Southland firm credited with many many fine residences here.
ARCHITECT PLAN—
To bring luxury and quality to the average buyer, the homes were designed by Architect David Freedman, AIA.
On basic, fundamental side, their construction includes select hardwood floors, lath and plaster walls, "lifetime" roofs, genuine ceramic tile, insulation, weather stripping, and thermostatically controlled forced air these new plans is a family room advance of move-in date—have NEW IDEAS—with pass-through bar. Also the newly added "family nook" plan. Worth inspecting, too, is the plan including a convertible den or the one offering a master bedroom suite with private bath and tile shower.

ARCHITECT PLAN—
To bring luxury and quality to the average buyer, the homes were designed by Architect David Freedman, AIA.
On basic, fundamental side, their construction includes select hardwood floors, lath and plaster walls, "lifetime" roofs, genuine ceramic tile, insulation, weather stripping, and thermostatically controlled forced air heat.
LUXURY EFFECT—
On the plus side, handsome wallpapers and expert color coordination create a luxurious interior effect. Kitchens include natural cabinets, spacious nooks, built-in top quality range and oven in color, garbage disposer and a most welcome quota of work and storage areas.
Keeping right up to date, moreover, several new plans have just been added at Lincoln Park sales—most of them well in advance of move-in date — have moved into the twelfth unit.
Proving especially popular in these new plans is a family room advance of move-in date—have NEW IDEAS—
with pass-through bar. Also the newly added "family nook" plan. Worth inspecting, too, is the plan including a convertible den or the one offering a master bedroom suite with private bath and tile shower.
That "mutual" in the name has a special meaning in FHA financing. It means, we were told, low terms with only modest down payment for either veterans or non-veterans. It also means, builders explain, that buyers need never be faced with second mortgages, hidden balloon payments or other extras.
(Lincoln Park Mutual Homes are priced $15,495 - $16,295 with down payment $495. From Los Angeles drive Santa Ana Preview to Euclid turnoff. Go right on Euclid, continuing south to furnished models.)

What FHA Terms Mean to You
Quality construction as well as insured terms are the two most important points when you consider buying a new home. The FHA Mutual terms at Lincoln Park homes are the lowest anywhere in the nation—only 5%. This means a big savings over conventional terms of 6% or 7% or even over the 5% offered under the usual FHA terms.
Big FHA inspected construction is also important. There are no building short-cuts used at Lincoln Park. A resident FHA inspector is on the job every day for consultation and inspection. Every phase of building, every material must meet rigid FHA inspection.
This means longer life for your home. Insured construction and a guarantee of a better resale value of you ever decide to sell.

"America's Best New Home Buy", that's the title of intensive home buyers survey that revealed the Lincoln Park County ... or any other area before purchasing a new what they mean when they say Lincoln Park is "America's Best New Home Buy."
Lincoln Park is the only development in all Orange County to offer 5% financing insured under FHA. This means buyers can purchase for only $495 down and enjoy 5% 30 year terms. This means a $16,295 home for as little as $113.00 per month for principal, interest, taxes and insurance ... and only $495 down payment.
Others in this price are asking $1,200 to $1,800 down ... or they offer low down payments but add extras in the way of balloon payments, second mortgages, land contracts, or other hidden deals, the builders explained.
Unbelievable but true ... Lincoln Park terms are just one monthly payment — no extras ... and everything is included. That's the reason, the builder stressed, Lincoln Park is not only the best home buy in America, but the fastest selling.
Lincoln Park has quality too ... quality the builders dare others to compare. Here are hardwood floors, lath and plaster construction, built-in gas range and oven included in the price, big wood - burning fireplace included in the price, sliding glass doors to Patio (some plans have two), natural cabinets, wallpaper, colored bath fixtures, forced air heat, and other luxuries that make it a true value at as much as $17,000.
Following the survey that pointed to Lincoln Park as the Nation's "best buy", appraisers found that most homes with the low Lincoln Park down payment were in the $13,000 price class and had few or none of the Lincoln Park features.
The luxury at Lincoln Park ... plus the financing that others simply cannot offer, makes Anaheim's Lincoln Park a real value. All of this explains why Lincoln Park location worth are today...and tomorrow!
