Anaheim Gazette SUNDAY MORNING, JAN. 4, 1953 ANAHEIM, CALIFORNIA Statewide Real Estate Exchange Promotes Market Realtors and property owners of California will enjoy in 1953 a more flexible market for the transfer of real estate as the result of the new "statewide exchange service" initiated yesterday by the California Real Estate Association, according to announcement today by L. H. Wilson, Fresno, chairman of the association's committee on exchanges. Interest in the exchange of specialized types of property has increased in recent years, but the problem of coordinating exchanges on a statewide basis has delayed progress in this field," Wilson stated. "After more than two years of study, our exchange committee proposals for a statewide service among realtors are being placed in operation. The plan will provide realtors who specialize in this type of transaction with an exchange of information on properties in other sections of the state which can be used to advantage in their local newspaper advertising." he said. New REA President Says California Offers Most Active Realty Market SACRAMENTO.—California offers the most active real estate market in the nation and is attracting in increasing amounts the investment of substantial eastern and foreign capital, according to the newly elected president of the California Real Estate association, Frank MacBride, Jr., of Sacramento, who was installed by former Gov. Frank F. Merriam at a formal luncheon meeting as the 46th president of the statewide realtors' organization. "These investors are seeking not only current earnings but the long time security which is afforded by the assurance that this state is at the crossroads of the Pacific coast domestic and foreign markets," MacBride told the nearly 600 realtors and state officials present at the inaugural ceremony in the Senator hotel. Pointing to the state's dominant position in many industrial and agricultural pursuits, MacBride stated that of the more than 100,000 acres in the state, 36,000,000 acres are in farms of varying size and 10,000,000 acres presently are devoted to crop production. In terms of farm value, California produces more than a third of the commercial fruits of the nation, nearly a fourth of the commercial vegetables, all of the commercial crop of figs, olives, lemons and almonds. "The value of California's field crops last year was close to $900,000,000." MacBride said, "with cotton ranking first in value. More than 1,000,000 acres in California are now planted to cotton and the state ranks at least third among all the states in its production," he said. Pointing out that California ranks at the top in motion picture and aircraft production and continues to expand in the production of steel, heavy machinery, chemicals and petroleum, MacBride stated that other industries now well established and having a great potential for future expansion in the state are paper and paper converting, paint and varnish, gas heating equipment, furniture, electronic equipment and frozen foods. Within the last two years, 450 new industrial plants have located in California." MacBride reported, "with a total investment of over $370,000,000. During the same period more than 1500 plants made expansions involving an additional investment of more than $600,000,000. "The basic fundamental requirement of a real estate economy is people," he said. "Real estate is more active in California because our population is increasing each year at the rate of more than $50,000 persons—the highest numerical increase of any state in the nation. We have moved into second place in population among the states and there is no indication of any near future reduction in the rate of increase," he reported, thereby assuring continued real estate activity during 1958." Total resources for the bank stood at $8,201,689,368, which is a gain of $670,392,411 during the year. (Adding the subsidiary Bank of America-New York International), the grand total of resources is $8,300,231,823, which is $682,971,718 higher than a year ago. Bank of America deposits as of Dec. 31, 1952, totalled $7,485,116,183. A 12 months' gain of $669,249,388. Loans outstanding at the year end totalled $4,069,150,471, an increase of $436,465,122 over the previous year end. Investments in securities aggregated $2,413,852,775, which is $25,657,869 lower than a year ago. Total capital funds of the bank rose to $424,302,145, of which $11,916,287 was added from retained 1952 earnings. In addition to these capital funds, $51,423,848 was held in the reserve for possible loan losses. Total increase for the year in this reserve and capital funds was $16,731,752. Net operating earnings before provision for Federal income taxes were $103,316,287, as compared with $96,794,581 for 1951. After provision for these taxes and transfer of $10,000,000 to the reserve for possible loan losses, net profit remaining was $50,316,287 equivalent to $2.10 per share on the 24,000,000 shares outstanding. This compares with $50,874,581, or $2.12 per share for 1951. President Carl F. Wente observed that Federal income taxes were equal to $1.79 per share, or 29 cents per share greater than in 1951. He stated that while high tax rates and increased operating costs had nullified the year's gains in gross earnings, he hoped that tax relief in 1953 would allow improvement to be shown next year. Savings and Loan Assn. Shows Large Asset Gain The Savings, Loan and Building Association of Anaheim closed one of its most successful years in its 63 year history; it was stated today by Robt. S. Those who visited his Laguna showing two years ago were enthusiastic about his desert scenes and California landscapes. He is a member of the Laguna Art Association of California. Somewhat like Grandma Moses. Heying got a late start on his career as an artist and like Grandma Moses, he is self taught. He enjoyed art work as far back as grade school and received his technical training in St. Louis. Missouri. After moving to California; he was with an industrial concern for seventeen years. When his health failed, he took up painting. Prefers Oils As a commercial artist, Heying prefers oils. He paints on a high grade canvas made from linen, flax and cotton because of its strength and durability. His subjects are the familiar scenes around him, and he takes frequent trips to the desert to catch the soft shadings and colors peculiar to the landscape there. Demand for his pictures has snowballed by word of mouth until his workshop threatens to bulge at; the seams. He is planning to enlarge and modernize the studio to give himself elbow room and to give better accommodations to his students. Heying gives aspiring artists every possible encouragement. Says he, "Through the years, I have seen my hobby develop into a profitable business with interesting sidelights. Artists amateur or otherwise will find that painting is relaxing, great fun, and will realize the satisfaction that comes from accomplishment." A perfectionist at heart. Heying particularly enjoys the job of renovating old paintings, and finds that it can be done successfully as long as a portion of the canvas remains. According to Heying, a good oil painting should be checked for signs of deterioration every two years. For maximum protection, it should be kept at an even room temperature. Of all the loans made, said Borden, less than five per cent were made outside of Orange county. County’s Rural Building in ‘52 Outstrips 1951 Building activity in rural Orange county during 1952 far outstripped 1951, as shown by a comparison of building permit valuations, amounting to $30,219,011 in 1952 as against $19,682,944 in 1951. There were 6182 permits issued during 1952, as compared to 4254 in 1951. The year’s activities tapered off slightly in the closing month. December, which was six per cent under the November valuation total, but still 48 per cent higher than December, 1951, with $2,529.371. The December permits included 263 new homes, with a total valuation of $2,122,050, all but four being single-family dwellings. In addition, another $79.768 was invested in residence additions and alterations, and $49,367 in private garages. Nine permits for office buildings during the month represented a valuation of $77,461. There were seven permits for store buildings, valued at $49,900; eight permits for storage sheds valued at $26,090; one industrial building at $4400, a $30,000 gasoline station; and two public garages valued at $4000. Births Outpace Deaths in State During 1952 SACRAMENTO (CNS) Heart disease, cancer and accidents continued to be the leading causes of death in California during 1952. Dr Wilton L. Halverson state director of public health stated in this summary report for the year: Together these three causes accounted for about 75 per cent of the state's 103,700 deaths for the year. Rural Anaheim Building Permits Low for Week Building permits in the rural Anaheim area were low and small in size for the past week, according to records of the county building department showing a total valuation of only $3700 in this area, while the total for the county's unincorporated territory stood at $263,066.
