"Is this a good time to build a house?" is the question that is most frequently asked the building contractor. There is only one logical answer—"There is only one 'good' time to build a home and that is when you need it."
Let's face the single fact responsible for the building of a home. A man builds a house as a place in which to raise a family. He doesn't go into the endeavor as a speculation. Have you ever heard a radio crooner sing about "My Little Grey Speculation in the West?" There is no question but that there are speculative builders—then the owner buys the house.
The most important factor or question in the minds of the people who ask "Is this a good time to build a house?" is the fact that prices happen to be higher today than they were 8 or 9 years ago. People can't stop living because of this price rise. That we know. Then let us approach two facts. First, the building industry must continue to strive to produce good value for the consumer's dollar, and second, we must show that in comparison to other living costs, the cost of home building has increased less since 1940 than food, clothing, automobile and general commodity costs. The Bureau of Labor statistics figures prove this fact. Financing can be included here. It has been the cheapest in history.
In our community, Orange county, which reflects the growth of all of Southern California, there are good signs of many years of prosperity for business and economic growth so that home ownership or any building can only be looked upon as a potential good investment. What are these indications of economic expansion? Population growth, which means expanded markets for goods of all kinds; increased industrial development; ever increasing bank clearings; to name a few. There will be a long term demand for all types of construction and from all indications, the cost of construction will increase before it...

We do not feel that the building industry is alone in this so-called "spiral of inflation" although sometimes they think they get the lion's share of the blame. It is a complicated affair, even to build a "dingbat." We have not completely recovered from the war effort. There are a lot of short items today including certain crafts. Skilled labor is short, the average age of the mechanics available is reaching the 50-year-old bracket. The Apprenticeship Training program, stagnant during the war, is doing all it can to help this condition, but you can't learn to walk in a day and you can't learn the building trades, any one of them, in a day. The building industry is to be commended for the strides it is making to satisfy our needs under the handicaps of the past few years.
Many people have gripes and there is no doubt but that a lot of them are legitimate ones. Like any part of business, there are marginal operators in the building business. That's why we have Better Business Bureaus, Credit Bureaus, Contractors' Associations and Builders Exchanges. They say a "word to the wise is sufficient." We say, "If you want to build, get a responsible licensed contractor who knows his business."

"Come into the kitchen," invites Mrs. L. Tuck Bose, and as you step the back door of the ranch house at 10241 Katella ave.,antes are you are totally unprepared for the scene that greets our eye. For during the past three months, the kitchen area of this older house has been completely revamped for modern attractiveness and efficiency.
A short time ago, this kitchen was equipped with a small old shloned sink combined with inadequate working surfaces. There were too many doors and too little broken wall space. Two small windows provided inadequate light. There was no place at all in an automatic washer.
Mrs. Bose, who figures she tends at least four hours a day in this room, found it tiring, and other depressing. As chairman of the Anaheim Home department, he has been learning of the new trends in kitchen planning which have so much to offer the home maker. The gulf between the old and the new seemed altogether too wide, so resourceful Mrs. Bose enenged an interior decorator to re-model her kitchen.
OUR PROBLEM
"Plan YOUR kitchen for YOU," is the decorator's counsel, and posed these questions to the home-maker: what does your kitchen mean to you—a cheerful place in which to work, a stimulating or restful atmosphere, efficiency plus, a family gathering place, a place for everything and everything in its place? "It can mean whatever you are willing to plan and make it mean," said he.
Mrs. Bose's kitchen space is small, scarcely nine by twelve feet, but the family is also small. Son Wesley starts college in the fall and then there will be just two to cook for. Mrs. Bose decided upon a streamlined plan which would fill specific needs but require little upkeep.
Chaos reigned for several days while cupboards were torn out, plaster removed and plumbing changed, but gradually the scheme began to take shape.
A partition disappeared altogether to make room for a laundry unit complete with a built-in vented clothes hamper handy to the automatic washer and accompanying stationary tub. A storage closet went into this unit large enough to store two vacuum cleaners and their attachments, other cleaning supplies, and the paraphernalia that goes with a hobby of making corsages.
Near the backdoor where it could be heard in the adjoining garden, a telephone was put in a tiny corner along with a scrap of writing space and a comfortable high stool.
Planned in a "U"
In the kitchen proper, the generous tile-topped work surface followed a "U" plan. Mrs. Bose made a list of the various jobs to be done in the kitchen and the supplies and equipment necessary to each. From this evolved the arrangement of cupboards and drawers.
For example, in the baking unit, roomy cupboards above the counter but within easy reach contain recipe file, sugar, flour, spices, etc., while those below contain baking dishes, cookie trays and the like.
There is a small drawer for sharp knives with a gadget which holds them in place, a lined drawer for bread and another for root vegetables.
The old fashioned sink has been replaced by a modern twin model with a spray attachment. Dishwashing progresses from right to left in easy stages. Dishes are stacked at the right, washed in the first sink, spray-rinsed in the second and put away in the dish storage cupboards at the left.
These cupboards are near the dining room door which makes for a "two man" kitchen. That is, one person is able to set the table while the other prepares the meals and the lanes of traffic do not cross."
Vibrant Color
A portion of the kitchen can be seen from the living room and for this reason, the decorative scheme of the two rooms blend. From the living room wallpaper with its lively Chinese print comes the dusty pink of kitchen walls and woodwork, and the harmonizing touches of blue-green in accessories. These are complemented by the floor covering of coved Marbella patterned inlaid Linoleum in a dove grey.
Petunias are a long time vorite which will bloom now during the summer with month of setting, but will play a lavish display the rest year. They are available low bedding types, the glazed mixtures, and fluffy doubles. Annual Scabios bloom in late summer if it now. Salpiglossis, those colored Petunia-like veiners on tall slender plants are available. Painted daisies are good for "something different" a daisy and are fine for cuz some biennials may be used and can be depended on for late summer; these are carnations, Dium, and Pentstemion. The not be as tall or as fine as will next season, but they be getting established. For the fibrous Begonias are lent. They come in pink, white, and some have brown foliage. They will profusely not only this sill but all fall and if the wilt mild will carry through this year or two, needing only ting back to encourage new growth from the base.

NO WASTE SPACE—During remodeling operations at the Bose home, this gas refrigerator was set in the place formerly taken up by the cellar door. Warmth from a water heater in the same wall keeps cupboard dry for storage of cereals and crackers. Newly-installed laundry unit may be seen at the left.

Southern California summers generally are not suited for planting seeds in open ground or setting out many small plants without taking special care of them. For the most part July is too late to plant annuals that will give room in summer and too early to start plants for setting out next fall. June about winds up the spring planting session and the gardener can concentrate on caring for the plants previously planted—perhaps nibbling on a few berries from the garden while resting in the shade.
The selection of annuals which can be planted now for summer bloom is more limited than earlier, but there are a number of excellent kinds still available at nurseries. Outstanding among these are the Zinnias and Asters which may be planted up to the first of July, though plantings might not make quite the size of earlier ones. These are both well known for their cutting qualities.
