WHITE The demands of the buying public are reflected in the many small homes under construction in Anaheim today. The new house going up at 555 So. Palm is a fine example of the features offered the modern small owner by the building trade. Planned by John Swint, a local designer, the house will incorporate 1351 square feet. It has the three bedrooms which far-sighted families have come to demand these days, a conveniently arranged kitchen and a bath and three-quarters. Picture Window The unusually large living room, measuring 13x30 feet, extends across the front of the house and is well lighted by corner windows as well as a spacious version of the popular picture window. Two walls of the living room will be finished in knotty pine; the other two in tinted plaster. The ceiling will be of textured plaster. An attractive fireplace of red brick will be the room's focal point of interest. The floor plan allows elasticity in living arrangements since there is dining space in either living room or kitchen, and one bedroom is centrally located so that it may be used as a den. Unique Feature The most unique feature of the house is double hall. The entrance hall opens into the living room or into a second hall leading to bedrooms and bath. This insures privacy not usually enjoyed in a small home. Because of the double hall, the bathroom door cannot be seen from the living room, and the bedroom wing can be closed off from the rest of the house. This is a special advantage where small children are concerned. The house is well constructed. The floors are hardwood throughout except in kitchen and bath where the floor covering is inlaid linoleum. A 57,000 B.T.U. floor furnace supplies ample heat. The dimensions of the double garage at the back of the house are 20x22 feet which allows for two cars and additional storage space. Although comparatively slow growing and having the added disadvantage of large roots close to the surface which cause trouble with walks and drives, they are still very desirable trees for many situations. Most commonly planted alone as specimens on lawns, or in tree groupings in large properties, the Magnolia is also a very striking subject when espaliered against a well. Magnolias like rich, well-drained soil, well fertilized. Thorough irrigations are necessary, the water being supplied long enough to soak several feet into the ground in order to supply as much as possible of the extensive root system. On heavy soils, which are not preferred by Magnolias, but which are tolerated if not too wet, this means leaving a slow stream of water for a whole day or more at a time. If applied properly irrigation should not be necessary more than once a month in heavy soil. No important pests are found on Magnolias here. FHA Officials Warns on Building Rackets Property owners who contemplate repairing, remodeling, modernizing or installing eligible equipment, again were warned against racketeering contractors by John E. McGovern, FHA district director. He pointed out that if financing is needed, loans for such purposes are available under the FHA property improvement plan. Also, he said, there are many reliable dealers, contractors, and suppliers who do satisfactory work at a fair price. "Unfortunately, there are a few unreliable and unsuperilous operators," McGovern said. These unethical dealers make various approaches. They make over-statements as to the merits of the product and stipulate guarantees beyond those of the manufacturer. "They also promise cash bonuses on repeat sales in the neighborhood, stating that your house will be used as a model and that your payments will be made from these cash bonuses." Other examples of deliberate deception cited by Mr. McGovern involve such practices as inducing a prospect to sign a blank credit application and so on.
