WHAT IT MEANS TO BE A CALIFORNIA REALTOR
(The following address, by A. E. Hargrove of this city, was delivered last week before the Glendale Realty Board:)
What does it mean to be a realtor? This new term, which was coined in 1916 and adopted by the National Association of Real Estate Boards as a membership designation, has become a part of common speech where ever the English language is spoken. There are, perhaps, many who think of the word "realtor" as a convenient substitute for "real estate agent." We who have the privilege of calling ourselves realtors have, therefore, a constant duty to perform in letting the public know what a realtor truly is and the ideals for which he stands.
This word "realtor" is the product of the mind of a man whose sensibilities have been outraged for many years by the ignoble estimation placed upon those engaged in the business of real estate dealing by the public, and desire to devise some means of overcoming it. The word was coined by Charles N. Chadbourne of Minneapolis and given to the national association, and it provides a professional term that can only be used by those who are willing to subscribe to the principles it is designed to protect.
The letters REALTOR standing alone possess no mysticism whatever, nor does the assembled term REALTOR have any particular significance within itself, but backed by the great principles of fair dealing, and supported by the vast army of 20,000 estate business, in the operation of their boards, and in the service of their communities.
The national association takes all of this information and, through its committees and its staff at headquarters in Chicago, analyzes it, interprets it, and gives it back to its boards what they give it through its field work, through its library, through its news service, through its numerous pamphlets, and publications, through its legal department, through its speakers' bureau, through the special bulletin issued for secretaries, and through its great annual convention. It is by this flow of thought concerning real estate methods, organization methods and public problems from 516 sources to a great central reservoir, from which the best experience of all is again redistributed that our organization lives and grows. The national association is a federation of real estate boards, and can ultimately be use and volume only to the degree that it assists its local boards and their members in building up a real estate profession and in creating conditions which will be more favorable to its practice. Every realtor has a part in this great national clearing house. He may make his contribution to the national association through a committee or to one of its divisions. He may make it through service in his local board. Every real estate board also has an important part in the process. Most of our boards give freely of their experience or the benefit of other boards. Today the national association has built up a strong and efficient service to its member boards, and our greatest concern at present is that all of them shall use this service as frequently as possible.

Lesser numbers of soldiers than ours have upset monarchies and shaped the destinies of nations, and my fellow realtors, that is just what we are doing today.
To be a realtor means that you are a great fellowship of more than 20,000 men and women, who are, in turn, organized into more than 500 real estate boards in the United States and Canada, all combined in the National Association of Real Estate Boards. He who is a realtor is bound by a code of ethics and by standards of business practice which are evolved from the collected experience of this great fellowship. Being a realtor means that you are active in the conservation and protection of real estate interests in your community, both in personal activity and through support of the local, state and national boards.
Being a realtor means you are one of the fellowship which is striving through education, through research and through co-operation to improve the real estate business by improving the character and qualities of its personnel and by developing new and more effective business methods. Being a realtor means that you are active in the services of your city, because you realize that the realtor is above all, a salesman of community assets. Being a realtor means that you are bound to protect the public in all its real estate transactions. Being a realtor means that you are always doing whatever you may that will elevate your profession upwards from that heretofore spoken of public estimation that we are a bunch of blood-sucking pests, enmeshing our victims within our own weave as the spider and the fly. Those tactics are deplored by the association, gentlemen, and it is our duty as realtors to broadcast the fact to all mankind.
The right to be called a realtor is today an exceedingly valuable right divisions. He may make it through service in his local board. Every real estate board also has an important art in the process. First of all, to have an organized body of knowledge to collect the best experience in real estate business from everywhere, and put this experience in such form that it may be given to others. That what education is. During the past two years the national association has created a standard two-year course in real estate which is now being offered in a large number of institutions. It has also prepared a four-year course of collegiate grade. Text books are being written and published for use in these courses.
It is interesting to note that within the past two years 33 universities have installed real estate courses there are at present 29 Y. M. C., A. schools giving instructions in real estate. There are more than 170 boards conducting courses in real estate.
Nothing is more important in our location, nothing will contribute more to the creation of high standards for admission to our vocation and to the public prestige we would enjoy, than through preparation for the important function that the realtor exercises. No board is too small to conduct some form of educational endeavor. So realtor knows so much but that he may learn. It is the leaders of our profession that have been the most eager students, as well as the best teachers. To each and every board that will give educational work, the national association stands ready to give its constant aid. The legal steps by which this victory has been won have been complicated and arduous. Since the national association states that only active members of boards affiliated with it may use the term "realtor," and since the courts affirm this claim, the realtor has a right to his title, which is exclusive and permanent, and dependent only upon his continued good standing is his own board. Through his board the realtor should be vigilant in his community to see that no one illegally uses the term realtor. The national association will assist any real estate board in bringing legal action to protect its rights in this matter, if it should prove necessary, as it has done in a number of cases.

To be a realtor means that one is active in conserving and protecting the interests of real estate as a commodity. The owners of real estate are engaged in many vocations and professions which absorb their interest. Ownership of real estate is incidental in their lives, as a rule, to these other interests. Therefore, in spite of the fact that real property in the United States is valued at 174 billions of dollars; or more than 50 per cent of our total worth, real estate is disorganized and does not command at the bar of public opinion the consideration it should fairly have. This is work for the great army of realtors. It is our business, yea our duty, to do what we can do to see to it that real estate shall not bear an unjust proportion of taxation. This we can work out through our local, state and national organizations. This we owe to the owners of real property themselves.

Since the interests of real estate are so largely in his keeping the realtor should interest himself in city planning; in watching and combating legislation inimical to real estate; in leading in building up of sane building codes; in preparing subdivisions and platting ordinances, and in promoting through publicity and his own efforts, investments in real estate, the basis of all wealth. Where the interests of real estate are jeopardized by federal legislation the instrument of the realtor is his national association; in case of state legislation his state association is ready to help and in purely local matters his vehicle of combat is the local realty board.
When one is a realtor he is also vigilant to protect the interests of the public. The realtor believes in conservation of statements with regard to property when it is offered for sale. He believes that the successful business must rest upon the confidence that can only come from scrutinous, fair dealing and a due consideration for the rights and interests of others. He assumes the viewpoint of the men for whom he sells property and to whom he sells property. It is one of his articles of faith that the good transaction is the transaction which benefits every one that participates.
In order to protect the public from ignorant or unscrupulous men who wish to enter the real estate business the realtor has, through the national association and the state association, prepared and secured the adoption of real estate license laws in a great many states. Wherever such laws have been enacted the results have been beneficial. The campaign for the adoption of license laws in the remaining states is consistently going forward. The administrative officers which has become one of the great business gatherings of the year, and which in 1925 assembles in Detroit, Mich., on June 23, presents an opportunity of which every realtor who possibly can sehould avail himself. At this four-day convention there will be discussed the latest and best thought in every field of real estate practice. At the morning general sessions those subjects which are of interest to all men engaged in real estate practice will be considered. At the afternoon session the seven divisions will meet separately and will discuss those practical details in the different branches of the real estate business which are necessary if one is to profit from such a meeting.
Now friends, in closing my remarks let me urge upon you every one that we have an asset in this title realtor that is becoming more and more valuable every day, and feel that we should all make use of it wherever we can. Use it in your windows, on your stationery and in your advertisement. Already in many places the title is being illegally used by brokers, and this within itself proves its value. Do not permit this to be done. The public has a right to know when it sees realtor in connection with your business that you are in truth a realtor, backed by the code of ethics, which is its guarantee of the utmost fair dealing.

To be a realtor means that one serves his community and its people. The realtor is essentially a salesman of community assets. No one is more interested, therefore, than the realtor in the creation and development of community ideals and adavantages. His interest lies always in the direction of progress and growth. He is, and should be, therefore, a community leader, especially in those matters which his training especially fits him to undertake. The getting of industries, the advertising of the community, the beautifying of the community, the improvement of transportation facilities, the cleaning up of the railroad rights of way, developing roads and parkways, promoting better architecture, and eliminating the sign nuisance—all of these are things in which the realtor is fitted to take the lead and to give service. In all of these things he will find his national association ready with information and with help.
