Fifty Per Cent Of Tract Sold
Last weekend's highly successful grand opening of Orangewood Estates brought sales to more than $2,000,000, representing a 50 per cent sellout of the new community of four and three-bedroom, two bath homes on West Orangethorpe avenue near South Nicholas avenue, just west of South Spadra Road, Fullerton.
Spokesmen for the Pioneer Land Co., sales agents, announced that five model homes now have been completed for shbwing, and one has been fully furnished by Hub Furniture of Anaheim. The homes are on view daily and Sunday until 9 pm., it was reported.
Terms of nothing down but costs and impounds for veterans with monthly payments from $57 for principal and interest plus the offer of nominal FHA terms for non-veterans, were credited as major sales factors in the new development.
Priced from $11,050 to $12,750, the homes were designed by AIA Architect William M. Bray in a colorful abundance of luxury features and appointments.
These include 60,000 and 70,000 BTU thermostat-controlled heating, colored bathroom fixtures. No 1 hardwood floors, Horison sliding doors, paved terraces, two-car garages, stall showers with five feet of Coralite, ceramic tile floor and base. 40-gallon water heaters, Formica drainboards and worktops.

The many quality features in the wellings include convertible dens,

More than 50,000,000 people, almost one-third of the population of the United States, can thank the Federal Housing Administration for making it easier for them to own their own homes, and to keep their homes structurally sound.
This estimate by E. G. Gavin, editor of American Builder magazine, is based on the fact that the FHA, since its creation in 1933, has insured almost 3,500,000 new homes...homes for approximately 14,000,000 people. By insuring lending institutions against loss, the FHA has fathered the single, long-term mortgage, Gavin says, and has made it possible for middle and low-income families to buy homes for less than they formerly paid for rent.
Since 1933 the FHA, under the Title I program, has also insured 16,500,000 loans for property improvements. "While more than one loan may have been granted on a home," Gavin estimates that at least 36,000,000 people live in homes they have been able to repair and keep up-to-date because they have been able to borrow up to $2,500 at low interest rates for a period of three years.
According to Gavin, the FHA has made it possible for home-owners to protect their equity in their homes, maintain re-sale value, and keep their homes sound, comfortable, and attractive in appearance. They have been able to put on new roofs, paint, modernize kitchens and bathrooms, install new heating plants, or add a room or a garage...projects which many home-owners would find it difficult or impossible to pay for with cash on hand.
As for the current attacks on the FHA, the editor says, "Obviously, there have been chiselers who have taken advantage of FHA Title I provisions. They should be punished promptly and severely—but to cripple the FHA program in any way because of a dishonest few would be against the interests of everyone who owns or plans to own a home. You don't burn the house down to get rid of rats."
