REAL ESTATE NEWS SUBDIVIDE 40-ACRE CLOSE-IN RANCH Something new in the way of subdivisions is being placed on the market by Eygabroad & Fisher. The 40-acre ranch of H. S. Heineman, at the northeast corner of Ball-rd and Brookhurst-ave, all planted to one and two-year-old Valencias in fine condition, has been divided into suburban home tracts ranging from 14 to 5 acres. The ranch will be sold at an average price of $1500 per acre. There is a fine pumping plant and each tract will have pro-rata water rights. The sale will be made at easy terms. Eygabroad & Fisher believe the subdivision will be sold quickly as prices are not as much as are being asked for many residence lots inside the city. REDUCE PRICES ON EXTENSION TRACT The J. T. Lyon Realty Co. has lowered the initial payments on all lots in the Elks Park Extension tract. Formerly there was required a payment of 25 per cent of the purchase price which made the initial payment vary from $300 to $500, but now a uniform payment of only $150 on each lot is required, placing them within reach of all prospective buyers. Lloyd Moore continues to meet with gratifying response from housebuyers in the sale of residence lots in Valencia Square, which is the name given to the subdivision of the Andreas ranch east of So Los Angeles-st, and south of the South-st. tract. More than half of the 46 lots have been spoken for already and Moore expects to dispose of the entire tract in less than 30 days. The tract has the unusual building restriction that no transfer can be made to any person not of the Caucasian race within 30 years, or before 1951. This is the first tract ever placed on the market in Orange-co, with such restriction. There has been only one tract in Los Angeles handled in this manner. Despite this high class restriction, the lots are priced as low as $900. SANTA FE FREIGHT SHIPMENTS HEAVY Freight shipments into Anaheim over the Santa Fe have been heavy, it was stated today by N. J. Kuhlman, local agent. In the shipment of various commodities, November showed a big increase. There were no orange shipments in November, since neither the Stewart, Fruit Co., nor the Co-operative Orange Growers' Ass'n made any Christmas shipment of navels.
